What is RealVitalize?
The RealVitalize program provides home sellers with home improvement resources prior to or during the home listing period with no up-front or hidden costs or interest fees. Seller pays back only the amount of services utilized at time of closing.
Why did we choose to partner with HomeAdvisor®?
HomeAdvisor offers the nation’s largest network of pre-screened, homeowner-rated home service professionals. They’ll connect your clients with top-rated local pros to ensure they’re getting the best service provider to get the job done right.
Where is Realvitallize® available?
RealVitalize is nationally offered in all Coldwell Banker Realty markets, with the exception of Delaware and Rhode Island. Coldwell Banker Realty and HomeAdvisor will continue to explore opportunities for expansion in 2020.
How does Realvitallize® work?
An agent works with the seller to determine if a RealVitalize project would benefit their home sale. Then, after enrollment in RealVitalize, a HomeAdvisor® Project Consultant handles all the coordination of selecting and coordinating vendor services, start to finish. All services will be billed to Coldwell Banker Realty and recouped from the client at closing with no hidden fees, interest charges or markups.
How much can a seller borrow as part of Realvitallize® ?
The budget for any RealVitalize project is equivalent to the sell-side commission of the home’s list price set forth in the listing agreement but not to exceed $50,000. Projects with costs greater than maximum assigned allocation will need to be rescoped or seller can pay the overage (above the approved amount) out of pocket.
How does pricing work?
Before HomeAdvisor® begins any work, the price will be clearly communicated and the seller will have the chance to review any quote before work is performed –if the seller disagrees with the price, the seller or agent can work with the dedicated HomeAdvisor® Project Consultant to find a different provider or change the scope of the work.
How are vendors selected to participate in Realvitallize® ?
HomeAdvisor has a rigorous screening process for its service providers, including background checks and licensing requirements. RealVitalize participating HomeAdvisor providers were selected for having the highest customer ratings and experience.
What if my home does not sell?
If the listing does not close within 12 months from the execution date of a RealVitalize contract or after the listing expires, the home seller will be responsible for paying Coldwell Banker Realty an amount equal to the amount that was utilized pursuant to the applicable Participation Agreement.
When do I pay back Realvitallize® expenses?
You will repay the RealVitalize program the exact amount that was spent on Angi service providers’ work — no interest or fees. It will be deducted from the equity of your home at closing. However, if the listing agreement expires or is canceled, if there is not enough equity in the home sale to cover the RealVitalize costs, or 12 months elapse from the date of first RealVitalize project completion, you will be responsible for paying back the RealVitalize program.
What if the cost of my work I want done on my home exceeds my Realvitallize® budget?
Since the maximum amount of capital fronted to you is equivalent to your listing agent’s commission rate, you can increase their commission rate in order to raise your budget (subject to program maximum set by the brokerage)! Alternately, you can pay for the overage out of pocket directly to Angi, before the start of the project.
